The Yamuna Expressway Industrial Development Authority (YEIDA) has generated Rs 389 crore through the e-auction of three group housing plots located near the upcoming Noida International Airport (NIA). The auction results indicate renewed investor confidence in the residential segment around Yamuna City.
The three plots, spanning approximately 13 acres, had a combined reserve price of Rs 283 crore. However, aggressive bidding pushed the final auction value Rs 106 crore above the base price, reflecting growing demand for housing projects in proximity to the airport.
Top Developers Secure Key Parcels
Among the successful bidders, Northwind Estate placed the highest bid of Rs 189 crore. Eldeco Infrastructure & Properties quoted ₹105 crore, while Provence Developers secured a plot for Rs 95 crore.
With this latest allotment, the total number of group housing plots allotted by YEIDA since 2024 has risen to 11. Officials described the response as a sign of “renewed traction” in the Yamuna Expressway real estate corridor.
Most of these newly allotted plots are located in Sector 22D of Yamuna City. Authorities estimate that nearly 10,000 residential flats could be developed across these parcels in the coming years. Construction is expected to begin in phases after developers secure the necessary approvals.
Real Estate Revival After 13-Year Gap
The recent auction marks a significant development as YEIDA had not launched any major group housing scheme for nearly 13 years, with the last large-scale initiative dating back to 2011. Since 2024, eight group housing plots were allotted prior to this auction, bringing the total number of such projects in Yamuna City to 19.
Developers who secured plots over the past two years include Purvanchal Projects, Gaurs Group, Arihant Group, Eldeco Infrastructure, and Vibhor Vaibhav Infrahome. The land parcels range from approximately 20,000 square metres to over 52,000 square metres, allowing for both medium- and large-scale residential developments.

Airport-Led Urban Growth Strategy
YEIDA officials said the fresh allotments are aligned with preparations for the operationalisation of the Noida International Airport. Alongside industrial and commercial expansion, the authority is focusing on residential densification to create a balanced urban ecosystem.
However, officials acknowledged that some earlier housing projects remain incomplete, with a few undergoing insolvency proceedings before the National Company Law Tribunal. Several homebuyers from earlier schemes are still awaiting possession.
So far, more than 30,000 residential plots have been allotted under various schemes in Yamuna City, and over 1,100 allottees have received completion certificates.
The latest Rs 389 crore auction signals strong investor interest and could accelerate large-scale housing development in the airport influence zone, potentially transforming Yamuna City into a major residential hub in the NCR.
