The Government of India has launched a major redevelopment initiative to rebuild seven ageing government housing colonies in Delhi under a self-sustaining financial model that will not use taxpayer money.
The redevelopment is being carried out under the General Pool Residential Accommodation (GPRA) redevelopment plan, covering around 537 acres across the national capital.
Seven Government Colonies to Be Redeveloped
The project includes the redevelopment of the following colonies in New Delhi:
Sarojini Nagar
Netaji Nagar
Nauroji Nagar
Kasturba Nagar
Thyagraj Nagar
Sriniwaspuri
Mohammadpur
Many of the existing government quarters in these colonies were built between the 1950s and 1970s and have become structurally weak over time, with nearly 40% of units declared uninhabitable.
Addressing Housing Shortage for Government Employees
The project aims to address a shortage of more than 20,000 houses for central government employees in Delhi.
Under the redevelopment plan:
●Old low-rise quarters will be demolished
●Modern high-rise residential complexes will be constructed
●Total housing capacity will significantly increase
The new development is expected to provide over 21,000 modern residential units for government staff.
The project is being implemented by Central Public Works Department under the Ministry of Housing and Urban Affairs.
PM Modi to Inaugurate New Flats
Prime Minister Narendra Modi will inaugurate 2,722 newly built flats on March 8 and lay the foundation stone for 6,632 additional flats under the redevelopment plan.
These housing units will be located in Sarojini Nagar, Netaji Nagar, Kasturba Nagar and Sriniwaspuri.
Self-Financing Model Without Taxpayer Burden
The redevelopment has been designed using a self-financing model, ensuring that the project does not rely on government budget allocations.
Key financial aspects include:
●69.41 acres (about 12.9%) of project land will be monetised for commercial and residential use
●Expected revenue from land monetisation: Rs 35,100 crore
Estimated project cost: Rs 32,800 crore
Officials say the model could generate a surplus of more than Rs 2,300 crore, while funding the entire redevelopment.

Modern Urban Infrastructure Planned
Apart from housing, the redeveloped colonies will feature:
●Schools and healthcare facilities
●Commercial and retail spaces
●Community centres
●Parking infrastructure
●Green spaces and parks
●Improved roads, drainage, water supply and power systems
Officials said the project aims to create modern residential communities for government employees while improving urban infrastructure in Delhi.
