The Noida Authority’s 221st Board Meeting, held at its Sector-6 administrative headquarters, marked a major step toward accelerating urban development, resolving long-pending real estate issues, and strengthening infrastructure planning across the city. Chaired by Uttar Pradesh Infrastructure & Industrial Development Commissioner Deepak Kumar, the meeting approved several key policy and project-level decisions with long-term impact.
Senior officials present included Noida CEO Lokesh M, Yamuna Authority CEO Rakesh Kumar Singh, and Greater Noida ACEO Sunil Kumar Singh, among others.
Focus on New Noida, Sports City and Stalled Projects
One of the central themes of the meeting was to bring momentum to New Noida, Sports City, and other delayed projects. The board emphasised transparency in property allotment, faster execution of stalled developments, and policy reforms to boost investor confidence in the real estate sector.
Amendments to the Unified Policy, changes in allotment rules for small commercial plots, and discussions on new residential schemes were also taken up.
City Logistics Plan to Ease Traffic and Freight Movement
To tackle traffic congestion and streamline goods movement, the board approved the preparation of a City Logistics Plan for Noida. A consultant will be selected—either from SPA Delhi or IIT Roorkee—to design and implement the plan, ensuring smooth truck movement to industrial zones while reducing urban traffic pressure.
Relief on GPA Flats: Committee to Resolve Lease Deed Issues
A major decision was taken to address lease deed delays in housing societies where flats were sold through General Power of Attorney (GPA). Based on a list of 729 flats provided by the Air Force Naval Housing Board, the board approved the formation of an eight-member committee to decide terms for executing lease deeds and preventing revenue loss.
The committee will be headed by the Additional ACEO (Group Housing) and include senior officials from law, finance, planning, and stamp departments.
Drain Cleaning & New STPs to Improve Environment
To improve sanitation and water treatment, the board approved the installation of low-cost, advanced-technology STP plants near major drains. An Expression of Interest (EOI) will be issued, and the selected company will handle construction along with five years of operation and maintenance.
Farmer Quota Plot Allotment to Be Completed via Draw
The board also addressed long-pending farmer quota residential plots linked to land acquired between 1976 and 1997. While 644 plots have already been allotted, 66 plots remain pending among 588 applicants. A joint committee of Noida, Greater Noida, and Yamuna Authorities will now complete allotment through a draw.
Big Relief for Homebuyers in Sports City
In a major relief to buyers, six towers of Godrej Brick RISE (Sector-150 Sports City) have received Occupancy Certificates in compliance with Supreme Court directions. This clears the way for registration of 458 flats.
However, the developer must comply with over 20 strict conditions, covering construction quality, safety norms, sports facilities, NGT guidelines, and timelines.
Amitabh Kant Committee Projects Show Progress
Under the Amitabh Kant Committee recommendations, 36 out of 57 stalled projects have availed benefits up to December 31, 2025. These projects have deposited Rs 872.12 crore with the authority, enabling 6,855 flat registrations, of which 4,134 have already been completed. The board directed officials to fast-track the remaining registrations.
