After 4-Year Wait, Court Forces Builder to Complete Registrations

In a major relief for homebuyers in Greater Noida West, the Allahabad High Court has directed the builder of Mahagun Mantra One Society to complete property registration for 39 petitioners within 90 days.
The order comes after years of delay, despite residents having paid the full amount for their flats nearly four years ago.

Residents Forced to Approach Court
According to residents, over 500 flats across three towers are occupied, with families living there for years without legal ownership through registry.
Repeated requests, protests, and follow-ups with the builder failed to yield results, forcing 39 residents to approach the High Court. The petition also named the Greater Noida Authority as a party in the case.
Residents said they had cleared all dues long ago but were continuously facing delays without clear justification.

Court Steps In, Sets Deadline
Taking serious note of the matter, the High Court ordered that the registry process for the petitioners must be completed within a strict 90-day timeline.
The ruling has brought much-needed relief to affected families who had been living in uncertainty despite investing their life savings.

“Years of Payment, Still No Ownership”
Residents including Puneet, Amit Gupta, Kirti Shukla, Vikas Singh, Kedarnath, and Prasannjeet Sen expressed frustration over the prolonged delay.
They said:
●Full payment was made nearly 4 years ago
●Builder failed to initiate registry despite multiple requests
Even protests and demonstrations did not push action
The court’s intervention has finally given them hope of securing legal ownership of their homes.

Ripple Effect Across NCR Housing Projects
The judgment is expected to have a wider impact across Noida and Greater Noida, where many homebuyers are facing similar issues of delayed registry despite possession.
Experts say this order could:
●Increase pressure on builders to comply with timelines
●Encourage more buyers to seek legal remedies
●Strengthen accountability in real estate projects

The High Court’s directive sends a clear message that delays in registry after full payment will not be tolerated.
For thousands of homebuyers across NCR, this ruling is not just a relief—it is a signal that legal recourse can bring results.
