A case of alleged fraud and criminal intimidation has been registered against JP Greens Private Limited and ten other individuals in Greater Noida’s Beta-2 area following a court directive, police said on Friday.
Plot Buyer Alleges Breach of Agreement
The complainant, Satyendra Narayan Dwivedi, a resident of Noida Phase-2, claimed he purchased a 1,470-square-metre plot in the Sports Villa project in Greater Noida in 2020. According to the FIR, the company issued an allotment letter and completed the registry of the plot, assuring that construction could proceed as per an approved building plan.
However, when Dwivedi began preparations for construction, he allegedly discovered that the building plan provided by the company did not match the layout approved by the development authority. To rectify the discrepancy and obtain official approval, he reportedly had to spend an additional Rs 46 lakh.
Encroachment Alleged on Purchased Land
After securing approval and initiating excavation work for the basement, Dwivedi found that portions of land around his plot were allegedly occupied by two individuals — Sunil Sharma and Manju Sharma — who are said to be officials associated with the JP Greens group.
The complainant further alleged that attempts to raise the issue with the company’s help desk were met with threats. He also claimed that labourers hired for construction were assaulted and forced to leave the site, preventing any development work from proceeding.

Legal Action Following Court Order
Frustrated by the situation, Dwivedi approached the court, which directed the police to register a case. Acting on the order, Beta-2 police station lodged an FIR against JP Greens Private Limited and other named individuals under sections related to cheating, criminal intimidation, and other applicable offences.
Those named in the complaint include M/s Jaypee Associates Limited and several individuals allegedly connected to the project.
Investigation Underway
Police officials confirmed that the case has been registered and an investigation is in progress. Authorities said further action will be taken based on the findings and evidence collected during the probe.
The case highlights ongoing concerns among homebuyers and plot owners in the NCR region regarding project compliance, land disputes, and accountability of developers.
