In a major relief for homebuyers and developers, the Noida Authority has lifted the long-standing ban on flat registries, building map approvals, and project permissions across all ‘Sports City’ developments in Noida.
The decision, taken during a board meeting, is expected to unlock projects that had been stuck for nearly five years—impacting thousands of buyers waiting for possession and legal ownership of their homes.
Supreme Court Order Clears the Path
The move follows a crucial order by the Supreme Court of India dated November 24, 2025, which approved a comprehensive resolution plan submitted by the authority.
The plan specifically addressed the long-pending Sports City Project at Sector 150, developed by Lotus Green Constructions Pvt Ltd, and set the framework for resolving issues across all similar projects.
With this, all previous restrictions imposed in 2021 have now been officially revoked.
End of a Five-Year Deadlock
The ban, originally imposed during the 201st and 202nd board meetings in 2021, had halted registries, occupancy certificates, and construction approvals.
As a result, thousands of homebuyers were left in limbo—unable to take possession of their flats or complete property registrations, while developers faced stalled projects and financial strain.
Now, with the restrictions lifted, registries are set to begin immediately, starting with projects that already have or are close to receiving occupancy certificates.
Four Key Sports City Projects Get Green Signal
The relief extends beyond just one project.
All four Sports City zones located in Sectors 78, 79, 151, and 152 have now been cleared for approvals. These projects had earlier faced action due to non-compliance with the scheme’s core condition—developing sports infrastructure alongside housing.
Under the original policy, 70% of the land was meant for world-class sports facilities, while only 30% could be used for residential development.
Fresh Timeline for Developers
To ensure compliance moving forward, the authority has set clear deadlines.
Developers have been given three years to complete sports infrastructure and five years to finish their housing projects.
Additionally, a “zero period” waiver has been granted for the time lost between 2020 and 2022, along with the period during which the ban was in force. This effectively extends project timelines and reduces penalties.

Big Boost for Homebuyers and Real Estate Market
Industry bodies estimate that around 8,000 homebuyers awaiting registration and nearly 10,000 prospective buyers will benefit directly from this decision.
Several major developers, including reputed firms, had projects stuck under the Sports City scheme, particularly in Sector 150.
The move is expected to revive investor confidence, accelerate construction activity, and bring long-awaited closure to thousands of families.
The lifting of the ban marks a turning point for Noida’s real estate sector.
After years of uncertainty, the focus now shifts to execution—whether developers can deliver both housing and promised sports infrastructure within the new timelines.
