In a move to encourage responsible waste management, the Ghaziabad Municipal Corporation has announced a 10% rebate on property tax for residents and institutions that segregate waste at source.
The decision was approved during a civic board meeting and aligns with the implementation of the Solid Waste Management Rules, 2026, which will come into effect from April 1, 2026.
Incentive for Responsible Waste Management
Officials said the rebate will be available to:
●Housing societies
●Educational institutions
●Individual property owners
who separate biodegradable and non-biodegradable waste at home before it is collected by municipal workers.
According to Vikramaditya Malik Singh, the initiative is part of efforts to improve waste management and reduce the burden on landfill sites.
Multiple Rebates on Property Tax
The municipal body already provides several tax rebates to residents. These include:
●20% rebate for timely property tax payments
●2% rebate for online payments
●Age-based rebates on buildings:
●25% for properties up to 10 years old
●32.5% for buildings between 10–20 years
●40% for properties older than 25 years
Officials said that when combined, total rebates could reach between 77% and 92% depending on eligibility.
Civic Body Responds to Tax Protest
The rebate announcement comes amid protests over the recent increase in property tax rates in Ghaziabad.
From April 1 last year, the civic body revised property tax rates, increasing them from Rs 0.7 to Rs 4 per square foot, which raised annual tax payments by roughly Rs 5,000 for many residents.
Despite the rebates, some residents and former councillors have criticised the move, arguing that property tax rates remain significantly higher than before.
High Court Backs Tax Structure
The new property tax framework received legal backing after the Allahabad High Court dismissed a petition challenging the calculation method.
A bench led by Chief Justice Arun Bhansali ruled that the corporation’s method of fixing minimum monthly rent rates and aligning property tax with district circle rates was legally valid.

Revenue and Future Targets
Currently, the municipal corporation has over 6 lakh taxpayers.
Officials said the revised property tax structure is expected to:
Generate Rs 120 crore in additional revenue
Increase annual property tax collection to Rs 450 crore in FY 2026–27, up from Rs 375 crore in FY 2025–26
Authorities believe the waste segregation incentive will promote cleaner neighbourhoods while encouraging citizens to adopt sustainable waste practices.
