Residents of Kartik Kunj Apartments in Noida’s Sector 44 have raised serious concerns over a long-standing encroachment on land that was originally designated as a public park under the Noida Master Plan. The issue, according to residents, has persisted for nearly two decades, turning what was meant to be a green community space into a source of distress and insecurity.
Members of the Kartik Kunj Residents’ Welfare Association (KKRWA) say the land in front of their society was earmarked as a sector park. However, over the years, illegal occupants have gradually taken over the area. Residents allege that repeated temporary removal drives have failed to provide a permanent solution.
“What was meant to be a park for the sector has turned into a hub for criminal activities and unhygienic conditions due to the encroachment,” said Avadesh Singh, secretary of KKRWA. He added that the situation is deeply affecting the safety and health of residents.
Premium Homes, Missing Amenities
Several apartment owners say they paid a premium price for park-facing homes, expecting open green views and improved quality of life. Instead, they claim they are now deprived of the promised amenity.
“This is both unfair and unacceptable given the amount we invested in our homes,” said a resident. “We bought these flats with the understanding that a park would be maintained here.”
Residents argue that the encroached land has led to illegal dumping of waste, waterlogging during rains, and increased antisocial behaviour. According to them, the absence of proper maintenance has created breeding grounds for mosquitoes and heightened fears of disease outbreaks.

Safety and Law & Order Concerns
Locals allege that the area has increasingly become a gathering point for suspicious activities, making it unsafe, particularly during evening hours. They say elderly residents, women and children feel vulnerable while moving in and around the complex.
Earlier attempts by the Noida Authority to clear the encroachments reportedly provided only short-term relief. Residents claim that the illegal structures reappeared soon after removal drives.
Formal Complaint Filed
The KKRWA has now formally approached the Additional CEO (ACEO) of Noida Authority, urging immediate and decisive action. In their written complaint, they have sought permanent removal of encroachments and adequate police support to prevent reoccupation.
“We are hopeful that necessary measures will be taken to address our concerns,” a resident said. “This is not just about open space — it is about public health and safety.”
As of now, residents are awaiting an official response from the Authority.
